Building law in Lower Austria: NÖ Bauordnung 2014 and OIB guidelines
In Lower Austria two levels decide a project: the NÖ Bauordnung 2014 for the whole state and the municipality’s development plan for the individual plot. Piloti works with the first from RIS, and with the second as soon as it is in the project.

The development plan has a say
Many questions about a plot in Lower Austria are not answered by the building code alone. What may be built there depends on the municipality’s development plan, and each municipality issues its own.

What only the development plan can fix, it reads from the plan if the plan is in the project.
